Samuel Madden Homes

Samuel Madden redevelopment rendering

In 2021, Fairstead was selected by the Alexandria Redevelopment and Housing Authority (ARHA) to redevelop the Samuel Madden Homes in Old Town Alexandria in collaboration with Mill Creek Residential and The Communities Group. The redevelopment will consist of 532 units of affordable and mixed-income housing, public open space, and ground-floor retail.  As part of the approved redevelopment plan, ALIVE!, the largest private safety net in Alexandria dedicated to fighting poverty and hunger, will establish a food and services hub at the site. The hub will offer the Alexandria community access to fresh and nutritious food, as well as connections to supportive services including financial and legal services and healthy cooking demonstrations. The Hopkins House, a non-profit institution in Alexandria since 1939, will operate an early learning and childcare center.

The Chocolate Factory Lofts, located in Brooklyn’s leafy Clinton Hill neighborhood, offers charm and convenience in equal measure. When Fairstead acquired this landmark property — a former manufacturing plant for Tootsie Roll — in 2019, the company invested $75M in apartment and common-area renovations. The work carefully maintained or recreated a host of industrial touches— wooden beams, exposed pipes, iron moldings— ensuring  residents were able to fully appreciate all the original architectural details, as they enjoy the many luxury finishes and modern updates added throughout.

When Fairstead acquired this century-old building, we secured an extension of the community’s affordable status and promptly invested in the property’s physical plant and eco-conscious profile. At St. Marks, that meant kicking off the most comprehensive rehabilitation program in Fairstead’s portfolio with an intricate, year-and-a-half seismic retrofit that essentially created a new foundation underneath the standing building. Today, St. Marks residents benefit from  a solar roof, high-efficiency lighting, new low-flow plumbing fixtures, and the conversion of gas-fired boilers to energy saving heat pumps. That focus on the building’s carbon footprint has resulted in a 30% energy cost savings over a two-year period.
